Reservation Policies
- Two night's rent is due immediately to hold reservations.
- Full payment plus $100 refundable damage deposit due 30 days prior to occupancy. Please pay damage deposit by separate check which is mailed back to you 10-15 days after departure, if there are no damages.
- Payment may be made by personal check, money order or cash.
- SORRY WE DO NOT ACCEPT CREDIT CARDS.
- Make all checks payable to Ribbon Vacation Rentals
- All homes have at least a TWO NIGHT MINIMUM. Some homes require a ONE WEEK rental for July & August. Holiday bookings have a THREE NIGHT MINIMUM.
- Stay 7 nights and GET THE 7TH NIGHT FREE.
- Winter rates effective October 1 - April 30. Winter rates do not apply on major holidays - Thanksgiving (3 nights) and December 24 - January 1.
- 45-Day Cancellation Policy: cancellations made less than 45 days prior to arrival will forfeit room deposit (two night's rent) unless we are able to re-rent the home.
- No refund for shortened stays.
- $25 fee for returned checks.
- Prices, occupancy and car limits subject to change without notice.
- Unless otherwise stated, all homes have a phone, washer/dryer and all linens are provided.
- All homes have a mandatory $14.00 garbage fee and a cleaning fee. This is non-negotiable.
- Unclaimed lost and found articles will be disposed of in 30 days.
- City of Manzanita ordinance prohibits overnight occupancy of cars, trailers, RV's, tents, etc.
Check in time: 4:00 p.m. - Check out time: 11:00 a.m. Check in time may be delayed due to high occupancy. Please honor the check out time. We may be flexible if special arrangements are needed, subject to booking schedule. All special requests MUST BE MADE IN ADVANCE.
Each home is privately owned, and furnished with the owner's individual interior design. Homes range in age from new to 100+ years. Although we make every effort to keep the homes in good working order, we cannot guarantee that all appliances/hot tubs are operational.
Please observe the rules that apply to each rental regarding MAXIMUM OCCUPANCY and PARKING, pets, smoking, etc. No loud noises before 10:00 a.m. or after 10:00 p.m. No illegal activities on premises. Courtesy and respect for your neighbors must be observed at all times. WE RESERVE THE RIGHT TO ENFORCE THESE RULES.

All homes are cleaned by our housekeeping staff after you leave. A fee is charged for this service. Fees vary on property size and cleaning time. This policy is dictated by the owner of the home and is not negotiable.
